A house is a dream, which cannot be realized by everyone. The impact of war in the Middle East has been seen on the real estate sector and the effect of increased prices of construction materials is now being felt in Gujarat. A total of 756 new projects have been registered in Gujrera during April to September, which is less than the previous two years. According to Gujrera data, there were 1606 new projects in the state in the financial year 2025-26, while the figure was 1818 in 2024-25. Figures for the first six months show that developers are being more cautious about new launches due to changing costs and changing consumer preferences. Ahmedabad led the state in new registrations in the first half of the current financial year with 217 projects. Surat came second with 180 projects, followed by Vadodara with 81 projects, Gandhinagar with 71, Bhavnagar with 59 and Rajkot with 41 new projects. Thus, Bhavnagar has overtaken Rajkot. Thus, developers are showing caution regarding new projects. The report also shows that Ahmedabad's residential market has recorded sales of 14,300 housing units, which is 2 percent higher than the 14,064 units in the same period in 2025. The increase marks the city's best sales performance for the first nine months since 2018. However, consumer demand is shifting towards premium and higher priced homes. Sales of houses priced above Rs 1 crore increased by 16 per cent to 3885 units. Due to which its share has increased from 24 percent to 27 percent.
